Start with title due diligence. Your lawyer should investigate the root of title, confirm the seller's interest, search the relevant land registry, check for encumbrances and litigation, and verify planning or other relevant approvals. Do not treat the seller's documents alone as proof that the title is clean.

The first question is not simply whether the seller has a deed. It is whether the seller can legally transfer good title to you. A proper search should therefore be carried out before completion, together with a review of the transaction documents and any required consent or perfection steps.
